In Depth Home Staging Consultation - The First Step

Through the eyes of a prospective home buyer, a personal in home consultation first begins with your curb appeal, then a thorough tour of your property inside. Once I tour the layout of your home and view all it's features and contents, I go back into each room and prepare a written comprehensive room by room analysis report which is given to you, detailing all my recommendations specific to your home. My recommendations could include repairs, painting and colour, de-cluttering, moving furniture in/out, lighting, de-personalizing, accessorizing, neutralizing and or modernizing a room.

An information session will follow to review my recommendations with a plan of action on the most important tasks to be completed prior to selling.

The goal of the consultation is to give you a solid plan with low cost and high impact recommendations for selling your property both inside and out.

You can either carry out all the recommendations in the report yourself or we can work with you as much as you would like and develop a tailored home staging package that meets your needs and budget.  I also provide FREE an easy to follow seller checklist for the home owner to review and complete prior to listing and selling.

Home Staging Upgrade Option

Watch your rooms be transformed on the spot and prepare to be amazed!

We are extremely action oriented so if you would like us to implement some of our recommendations on the spot like furniture arrangement and editing, styling and emphasizing focal points, and or de-cluttering; additional time can be added onto the home staging consultation for an additional fee.

Streamlined Consultations

Steamlined Consultations can also be arranged for the savvy seller or Realtor. The focus is primarily on priority and or effectiveness for selling the home.  Through verbal communication we will identify tasks and recommend home staging techniques to optimize and maximize the property to it's fullest.  We will help you create a series of impressions for optimal showcasing results. Included is the seller check list "FREE" for the home owner to review and complete.

Fee $100 - Up to 1 hour

E-Staging and Remote Consultations

E-Staging and Remote Savvy Designing is available for clients who are located out of town.  We can provide a very cost effective and valuable online consultation for our clients selling their homes or require interior design advice.  Please contact us for more information on home staging or interior design services.

Professional Home Staging Packages - 2nd Step

You can hire us to carry out all the recommendations outlined during the home staging consultation or we can complete as many as you need us to. We will work with your existing furniture, art and accessories. As part of our professional home staging services we offer the home owner complete access to our team of professionals who offer discounted rates when brought in by Home Staging Top Sales.  They include painters, flooring and carpet specialists, landscapers, rennovation contractors and repairmen. We also carry a large inventory of beautiful high end home decor accessories and props.  Some of our pieces can be loaned free of charge for the first 30 days with the purchase of a home staging or showcasing package to create a series of impressions and promote optimal showcasing results while your property is on the market.  

Full Project Management and Professional Home Staging

Perfect for the house that is just about to go onto the market and the owners have little or no time to prepare their home to make a great impression!  Prior to listing or showcasing, our team of professional home stagers will spend up to two full days transforming the house into a buyer’s dream.  We will use what you already have in your home plus a few of our accessories; neutralizing and reinventing your space so that future owners can see themselves living in your home and Have to Have It!

This service is ideal for clients that want full project management and professional home staging services which can include packing unnecessary items, editing furniture, de-cluttering, furniture arrangement, repairs, painting, accessorizing, rental of furniture, etc.

Fee is based on time required, number of professional stagers involved, trade professionals brought in, etc. * A quote will be prepared and provided after the home staging consultation.

Showcasing - Stage and Accessorize - 3rd Step

Once a home has been de-clutterd, repairs & painting completed, we can come in to stage and accessorize your home. Using your existing furnishings and some of our high end inventory, our professional staging experts will transform your home into a buyers dream! With a heavy focus on priority and effectiveness, we will highlight and or create focal points in each room of your home for maximum appeal and create that "WOW" factor that every home needs.

Careful attention is given to traffic flow, furniture placement, lighting and accenting focal points in each room of your home.  Loaned and rental inventory can include art, mirrors, luxurious bedding, accent pillows, decorative accents, lamps, custom table centre pieces, small furniture, curtains, etc.

This Service is also ideal for listings that have not seen much activity on the market. The focus is on creating “emotional connection” points in order to market the home to its fullest potential and allow buyers to see it in a completely different light.  

Fall/Winter Special - 1/2 day with 2 stagers plus approx. $800 in loaned accessories $575.00

Vacant Home Staging

Home Staging Top Sales knows how difficult it is to sell your home if it’s vacant.  Without furniture buyers have a difficult time visualizing how they can personally utilize the space in your home, it lacks personality, style and warmth.  Full project management and the coordination of rental furniture and accessories can be arranged and designed in the home. We will also tie in our inventory of high end accessories to create an inviting atmosphere with warmth and emotional connections that give buyers a sense of the space and its utilization.  Buyers will no longer have to try and use their imagination with the space, we will create unforgetable rooms in the home that are sure to knock buyers socks off and make them have to HAVE your home!
